Designed for the Market
Frederick Corporate Park has, during its twenty year history, proved to be the most successful office park location in Frederick. Frederick Corporate Park offers a green, well-landscaped campus setting, a combination of one- and two-story, all-brick buildings with large floor plates
(some with raised flooring for flexible cabling plans), and abundant, surface parking in an excellent
location adjacent to Interstate 270.
Excellent Corporate Location with Established Amenity Base
Once viewed as a bedroom community to the Washington, D.C. suburbs, Frederick County has evolved into major employment center in its own right. Frederick is home to such prestigious companies and institutions as the National Cancer Institute, United Health Care, Wells Fargo, Bechtel Power Corporation, Lockheed Martin, State Farm, MedImmune, BP Solar, JP Morgan Chase, CitiGroup, SAIC, and Fannie Mae. The area should continue to benefit from its strategic location, lower occupancy costs and well-educated labor force. The park is either within walking distance or a short drive to a multitude of shopping, dining and hotel options. It is within one-half mile of two health and fitness clubs
Excellent Employment Base
Frederick is known for its highly productive, well-educated work force. The labor pool
increased 12% from 2000 to 2005, more than double Maryland’s state-wide growth (5.6%). In 2006 Frederick’s high schools boasted, for the third year in a row, Maryland’s lowest dropout rate and highest graduation rate. Frederick is also home to an excellent community college in addition to Hood College and Mount Saint Mary’s University. The median home in Frederick County is 40% less than that of Montgomery County, accounting in part for the northern migration of employees.
Location and Access
Frederick Corporate Park is adjacent to I-270 at its Route 85 interchange and within one-half mile of the Route 355 interchange of Interstate 70. This confluence of major interstate and state roads, all meeting virtually at the front door of Frederick Corporate Park, provides easy access to all points east, west, north and south. Frederick is within 50 minutes of three major airports (Dulles and Baltimore International Airports and Reagan National Airport). Additionally, Frederick is served by the MARC train, Maryland’s light rail commuter train, which provides direct service to Washington, DC’s Union Station, service in Frederick City from Point of Rocks, Maryland, and also connects to the public bus transportation system throughout Frederick City. |
